Reducing the costs associated with end-of-lease requirements
Challenge:
An end of lease required a long list of repairs to reinstate the building back to the initial “base-build”. The cost for reinstatement was quoted as $540,000, a huge, unexpected cost for the client.
Objective:
To significantly reduce the total cost of reinstating the building back to the initial base-build while ensuring lease requirements, building engineering and design standards are met.
Solution:
An extensive review was conducted of the building and the legal requirements as well as the tradespersons costs. The process included; wall-repair, demolition of fit-outs, deinstallation of racks, repair of warehouse floor, re-tiling and painting, removal of all electrical cables, and realignment of fire and mechanical services. Every step in the process was itemised and quoted, allowing the active management of the costs associated. Through the innovative network of buyers the internal equipment and furnishings were re-sold, allowing the client to off set the costs.
Result:
A 35% reduction on the final costs was achieved, with a saving of nearly $200,000 from the original quoted fee.
